This research is geared toward determining projected market segments and service zones, while undertaking market-share analysis as part of a feasibility study. Design Briefs & Conceptual Design. |
|
The project program, whether drawn up by UHS research or healthcare providers, has to be evaluated and tested in terms of its conformance to the restrictions and easements of the project’s design objectives as to the philosophy, scope, scale, performance criteria and budget. This can be achieved by comparing the proposed program with the technical potential of the available site and facilities in terms of site characteristics and land-use analysis.
Conceptual diagrams may then be transformed into a master site-plan once all necessary infrastructure and utilities are determined. The master site-plan incorporates a comprehensive traffic study in terms of optimum traffic flow, accessibility, circulation, and parking requirements. It also specifies the placement of proposed buildings, prioritization of property, acquisition requirements, provisions for future expansion, and a preliminary project-cost estimate. |

Medical Planning, Architectural Design Services. |
|
Following site-plan, operational policies are determined on order to formulate alternative proposals for the physical plant layout. Proposals are then evaluated in terms of functional deficiencies, zoning and departmental relationships, circulation and flow analysis, capacity of support services, and efficacy of proposed communication and data processing systems.
Once the spatial configuration of the facility is determined by a selected apace program, base drawings of the floor layout plans are prepared.
Successful medical planning constituted the basis of a successful design and is considered a critical element in the process of hospital design. Medical planning takes into consideration the latest revised international standards and publications that need to be incorporated in viable modern hospitals.

Room Data Requirements Sheets (RDS). |
|
The Room Data Sheet (RDS) is considered the communication instrument between the client and the designer to ensure a successful translation of the design brief and medical plans into functional spaces, thus closing the gap between the client’s understanding and the architect’s understanding of any specific room function and its intended utilization. The RDS addresses preliminary mechanical, electrical and finishes requirements for each typical room or space, thereby establishing the broad engineering guidelines for the project.
The RDS also provide preliminary equipment and furniture listing proposed for use in planned spaces. |

Equipment Layout & Technical Services. |
|
1:100 LOADED DRAWINGS
Upon approval of the RDS, preliminary design concepts, and general layout medical plans, UHS will furnish the layout drawings showing the location and footprints of all approved major equipment and furniture within each room on a floor by floor basis, to test for space adequacy and efficiency of circulation patterns. The 1:100 loaded drawings will be worked out to indicate all recommended spatial changes.
In addition, 1:100 layout plans are designed to indicate the recommended finishes for the components of each space, i.e. walls, ceilings, floors, doors, and windows or wherever medical considerations require hospital-specific finishes.
1:20 ROOM-BY-ROOM LOADED TECHNICAL LAYOUT
Once the spatial configuration of the hospital is finalized in the 1:100 loaded drawings, 1:50 or 1:20 environmental and technical requirement layout plans are prepared to show all electromechanical requirements necessary for the planning and design of the systems and building components of the hospital.
Environmental requirements include technical information on space heating, ventilation, air-conditioning, controlled temperatures, relative humidity, as well as structural and other special environmental requirements that are related to hospital-specific conditions.
1:20 layout plans are also prepared to illustrate on a room by room basis the exact location and layout of approved equipment and furniture, in plan and elevation. They also show the distribution of major electro-mechanical loads, including water supply, drainage, exhaust and gas outlets, main power supply, emergency power supply,uninterrupted power supply (UPS), medical gas, general lighting intensities, emergency lighting conditions, and any other special electro-mechanical requirements
related to hospital-specific conditions. |

Equipment schedules on item-by-item basis and room-by-room basis are prepared for all medical equipment and hospital furniture, items planned to be furnished in each room and their respective quantities. Bills of quantities and cost estimates are prepared in order to assist in the budget preparation, procurement, delivery scheduling and coordination of equipment installation.
Technical requirement sheets for all major equipment are provided in order to furnish the engineers with all technical details that may be necessary for the development of their designs.
Technical specifications are also prepared for each piece of equipment, indicating the approved and alternative manufacturers for each item along with its details and model number. UHS collaborated with major manufacturers to keep abreast of the latest technical advancements in this important field.
